McLean

The McLean Commercial Revitalization District (CRD) is located in the northeast portion of Fairfax County, and is centered at the intersection of Chain Bridge Road, Dolly Madison Boulevard, and Old Dominion Drive; it is in close proximity to 1-495, 1-95, George Washington Parkway and I-66. With its small town charm and superior accessibility to the premier commercial markets of the Tysons Corner and the District of Columbia, the McLean CRD provides visitors, residents and businesses a classic combination of the “Best of Both Worlds".

The Mclean area is renowned for its affluent, stable residential neighborhoods and a wide variety of community serving retail uses and businesses. Seeking to preserve and enhance the CRD’s small town environment while stimulating change, the revitalization concept for Mclean centers on the creation of North and South Villages. This balanced reinvestment strategy primes the area for expansion of community serving retail and businesses, additional residential development, public amenities, and entertainment venues that will draw current and future generations to live, work, and play in the McLean CRD.

• Undergrounding Utilities
  All necessary easements have been recorded for the McLean Undergrounding of Utilities Project which when complete will improve the physical character of the McLean CRD and reliability of service. Since 2008, the Dranesville District Supervisor, OCRR, FCDOT, and the McLean Revitalization Corporation (MRC), have been working collectively to acquire 43 easements to implement an the along Chain Bridge Road to Laughlin Avenue, and extending along Old Dominion Drive to Center Street. The project will tie in with undergrounding completed as part of the 2003 Palladium mid-rise condominium project, along Lowell and Emerson Avenues. FCDOT contractor, PB Americas, has completed the engineering plans, and those plans have been submitted to VDOT for approval. Construction is anticipated to begin in June 2012. The finished project will be complemented with streetscape that adheres to McLean's Design Standards.
• 2011 VDOT Enhancement Allocations (FY12)
  In June 2011, the Commonwealth Transportation Board (CTB) approved a 2011 VADOT Enhancement Allocations (FY12) $200,000 grant which will be used for pedestrian and streetscape improvements at the intersection of Old Dominion Drive and Chain Bridge Road. The total project cost is $2,315,400. The redesign of the intersection will be coordinated with the undergrounding of Utilities project.
• Transurban and Fluor Capital Beltway Community Grant
  In May 2011, the MRC received a $2,500 Transurban and Fluor Capital Beltway Community Grant to be used for Gateway Signage.  The Transurban and Flour Capital Beltway Community Grant program aids grassroots and non-profit organization projects that support the safety, amenity, economic development or well-being of communities surrounding the 14-mile Capital Beltway HOT Lanes corridor.
